A lease is only as strong as the language behind it. We work with HWW (evict.com), a leading lease-management law group, to write lease terms that are clear, enforceable, and compliant with current local law, so there's no ambiguity about what either side owes the other, from day one through the final day of the term.
Rent collection
You shouldn't have to think about whether rent came in. We track every due date, payment, and late fee against exactly what the lease says, so income arrives reliably and on schedule, without a follow-up call from you.
Renewals
Missed renewal windows are one of the most common lease failures. We flag upcoming expirations early enough to negotiate a renewal or plan a move-out, so a decision is never made at the last minute.
Compliance
Notices, disclosures, and procedures change as regulations do. We keep every lease and every action taken under it aligned with current requirements, so you're never exposed by a step that fell out of date.
Move-out and turnover
Every lease ends the same way it started: with documentation. We handle move-out inspections, deposit reconciliation, and turnover prep so the unit is ready for what's next, and the record is clear if anything is disputed.
