Accepting an Offer

We Put Our Clients First When Evaluating Each Offer.

The Price Is Not Always Right

The highest number on an offer is not always the best offer. Terms, contingencies, financing strength, and closing timelines all affect the true value of what is being proposed. Our specialists help you evaluate every element of each offer so you can make a decision that reflects the full picture, not just the headline figure.

Negotiating To Win

We negotiate on your behalf with professionalism, integrity, and a clear focus on your goals. Every offer is evaluated carefully, with your best interests guiding every recommendation we make.

The Initial Agreement And Deposit

Once both parties reach agreement, you will each sign the initial Purchase Agreement and the buyer will place a deposit into escrow. The escrow or closing agent, typically a title company or attorney, serves as the neutral third party responsible for holding, receiving, and disbursing all transaction funds through to the closing date.

Laws vary by state, but in most cases the agreement requires considerations, meaning deposits from the buyer held in escrow pending the satisfaction of contingencies or conditions outlined in the Purchase Agreement.

Some important practices to keep the process on track:

  • Keep written records of everything. Counter-offers, verbal agreements, and addendums should all be documented in writing and signed by both parties. We will help draft all written records and provide copies to each party.
  • Stay on schedule. Both parties will be given a timeline to fulfill all contingencies outlined in the Purchase Agreement. Meeting those requirements protects everyone involved, reduces stress, and ensures neither party falls into breach. We will keep you informed at every step and prepared for what comes next.

Tips For Selling Your Home

Deep Clean icon

Give Your House a Deep Clean

First impressions carry real weight. Before your property goes to market, it should be in its best possible condition from floor to ceiling. That means cleaned bathrooms, wiped surfaces, mopped floors, freshened rugs, and scrubbed tile. Consider bringing in professional cleaners to ensure nothing is overlooked. A property that feels cared for communicates something important to every buyer who walks through the door.

Declutter The Home

When a space is clear and organized, buyers can focus on what matters: the property itself. Clutter competes with the features you want them to notice. Buyers need room to imagine their own lives unfolding in the space, and that becomes much easier when the home feels open, intentional, and well-maintained.

Deferred maintenance signals risk to buyers. Addressing repairs before listing gives buyers confidence that the property has been properly cared for, and it removes points of friction during inspection and negotiation. A well-maintained property commands more interest, stronger offers, and a smoother transaction overall.
